Why buy property in Alanya?

There are many different reasons why people before you have bought property in Alanya. Individual living and holiday enjoyment is an important factor. The culture, climate, accessibility, affordability and local hospitality are also important considerations for many people.

Investment

Investors are an increasing proportion of our target group. The tourist sector in Turkey , and especially in Alanya, has seen unprecedented growth over the last few years and is set to continue in the years to come. It is expected that, in time, Turkey will become a member of the EU. These developments do, of course, influence the value of the housing market. An increase in property prices of between 20 and 60 per cent is now a real possibility.

Leasing market

The leasing market also offers interesting opportunities. A guaranteed annual rent income of € 4,000 is achievable – in fact, rental incomes as high as € 5,000 per year are now being generated by our current apartment owners.  Sunset Developments are happy to advise you on all the considerations affecting your own decision whether to purchase one of our apartments.

Alanya, a favourite spot to live

In Alanya the sun shines for at least 300 days a year. Winters are mild and summers are warm. The Taurus Mountain range surrounding Alanya prevents cold winds from reaching the area and so it is possible to swim in the lovely Mediterranean for at least 8 months a year. A great variety of fruit and vegetables grow in this mild climate.

Rivers and beaches

The RIVER DIM has its source in the Taurus Mountains and flows into the Mediterranean to the east of Alanya. In summer there are field restaurants along its banks with tables and comfortable cushions placed under beautiful old plane trees. When it gets really hot the tables are set in the river itself and guests sit barefoot in the cool water. In the heat of summer the valley and its lush green forests provide a lovely cool environment to enjoy the traditional dishes of the area. Trout is one of the favourites – they are kept in pools in the gardens of the restaurant – and are prepared to your taste on the spot.

The area also has good mountain-biking and trekking possibilities.

CLEOPATRA BEACH is a beautiful beach to the west of the peninsula and the old fortress town. It is said that, after her wedding, the Egyptian queen Cleopatra went on a voyage in the Mediterranean and had a rest in the bay of Alanya, where she bathed in its clean, clear waters. It is a very popular beach with tourists all year round. There is a nice long swim from the beach all along the coast to Fosforlu cave.

KEYKUBAT or BEGONVIL BEACH is another popular beach. Situated to the east of the Alanya peninsula it extends for 3 kilometres. There are life guards patrolling the beach, the sea and the beach are sandy, there are parks and hotel gardens along the shore and lots of water sports activities take place. Refreshment stalls provide deck chairs, parasols and all kinds of snacks and drinks. Entrance is free of charge.

INCEKUM BEACH is at 25 kilometres west of Alanya. The car park is next to the road. The beach and the sea are sandy(Incekum means Fine Sand). The beach is in a wide bay and it extends for about 1 km. The sea is quite shallow and is ideal for young children learning to swim. Refreshment stalls provide all the necessary services: such as parasols and snacks and drinks. Entrance is free of charge.

Caves

There are several interesting caves in the Alanya area to which pleasant excursions can be made.

DIM CAVE is 12 miles east of Alanya on the slopes of Mount Cebel-i-Reis. The cave is about one million years old. The entrance is at an altitude of 232 metres and has panoramic views of Alanya Fortress. Two illuminated paths lead into the cave showing spectacular stalagmites and stalactites and at the end of the longest one there is a small lake. After visiting the cave there is a pleasant walk to Dim Creek and a nice picnic area. Public buses run regularly from town. There is an admission charge to the cave.

DAMATLAS CAVE was discovered when stone was quarried for port construction in Alanya. Archaeologists found the cave to be some 15 thousand years old and to be the result of rain water leaking from rocks with alkaline properties. Asthma and bronchitis can be treated beneficially with the healing quality of the water from the cave. The colourful stone columns, stalactites and stalagmites attract many visitors as well.

SEA CAVES of outstanding natural beauty, such as Korsan Magarasi (Pirates’ cave), Asiklar Magarasi (Lovers’ cave) and Fosforlu Magara (Phosphorescent cave) are to be found to the right and left edges of the Alanya peninsula. Pirates stored their stolen goods in Pirates’ Cave, lovers use Lovers’ Cave for their romantic pursuits and Phosphorescent Cave emits lovely colours due to the specific qualities of the rocks.

Historical Alanya

The walls of the CITADEL OF ALANYA have a length of nearly 6,5 kilometres and it is situated on a peninsula at a height of 250 metres above sea-level. The first settlement on the Alanya peninsula, known as Kandeleri, dates back to the Hellenistic period. However, the remnants to be seen today belong to the 13th century Selçuk period.

The Selçuk sultan Aladdin Keykubat, who conquered and rebuilt the city in 1221, had the citadel constructed. It has 83 towers and 140 bastions. Some of the 400 cisterns used to supply the medieval city with water are still used today.

The walls were strategically planned up to the farthest point of the peninsula where the Sultan’s palace used to be and which is now an open-air museum. Parts of the citadel are still inhabited today and in the old houses one can admire traditional crafts such as silk and cotton weaving and painted gourds. In the small gardens meals are served. En route to the citadel, overlooking the harbour, there are cafes and restaurants. You can either walk or drive to the citadel.

Another construction from the Selçuk period is the octagonal RED TOWER in the harbour. The name is derived from the fired red bricks it is made of. You can climb the 33 metres high tower from ground level up to the fifth floor and will notice that sunlight from the top streams down all the way to the bottom. The tower was constructed to defend the town: it protected the harbour and dockyard from naval attacks for centuries. After restoration, the tower was opened in 1979 as the museum for Ethnography.

The same Sultan had the arched DOCKYARD constructed in 1228 and because he had previously erected another dockyard in Sinop, he became known as the “Sultan of the Two Seas”. There is a small mosque and a guard-room at the entrance. Visits can be made either from boats or by walking from the walls near Kizilkule. Admission is free of charge. Next to the Dockyard there is a GUN HOUSE which was also part of the military defence plan of the city. Cannons for the battleships used to be made there.

Another interesting historical building, the SULEYAMINE MOSQUE, dates back to the Selçuk and Ottoman periods. It boasts some fine examples of wood carving on doors and windows from the latter period.

Sports

In 1991 the Turkish Triathlon Federation established the INTERNATIONAL ALANYA TRIATHLON. This is a championship for men and women, consisting of swimming for 1.5 kilometres, cycling for 40 kilometres and a marathon race of 10 kilometres. There is also a race in a separate category for 40 to 50 year old men.

In 1991 there were 120 sportsmen and women from 13 countries present at the race, in 2003 this number had risen to 208 participants from 21 countries, and in 2004 as many as 216 people from 26 different countries participated.

Another annual major sporting event is the INTERNATIONAL  ALANYA MOUNTAIN-BIKE COMPETITION, which has been held since 1997. The event takes place in Alanya Castle and is a wonderful experience in this historical setting for both cyclists and spectators. The course has a length of 7 kilometres and some 200 cyclists from 15 countries join in the competition. The competition category is E1 of the International Cyclist Union and it is organized jointly by Turkish Cycling Federation, Alanya Nature Sports Club and the Municipality of Alanya.

In 1993 the Municipality of Alanya supported the first GAPS ALANYA BEACH VOLLEYBALL TOURNAMENT. The FIVB was interested in Alanya as a setting for parts of the world championships in 1996 and following that success the European Championship Finals were held here from 27 – 31 August 2004. A total of 24 men and 24 women from 24 different countries participated. The whole event received a lot of national and international press- and radio and TV coverage.

The INTERNATIONAL  ALANYA SWIMMING MARATHON has been organized since 1992. It is held in October just before or after the International Alanya Triathlon. There are various categories for men and women of different age groups. The 5 km long marathon starts from Cleopatra Beach and finishes at the harbour. About 100 swimmers from some 15 countries take part in the races.

There are lots of other sports and activities to choose from in Alanya – for either the daring, the easy-going or the adventurous. Take your pick from the wide range of the following choices and enjoy yourself!

WILD WATER RAFTING - HORSE RIDING – SNORKELLING – DIVING - BOAT TRIPS - BEACH VOLLEYBALL - JEEP SAFARI’S – PARAGLIDING – CYCLING

Entertainment add fun by day and by night

Obviously a lot of the fun is centred around the beaches BY DAY. Lots of different activities and water sports are waiting for you there. A bird’s eye view of town while paragliding, going for a jet-ski ride on the blue waters of the Mediterranean, falling into the water from you ‘banana’, lazing on you beach mattress or joining one of the organized beach activities to mention a few.

Other options are the Aqua Parks, either right in town or near Incekum Beach, the Funfair or the different boat trips. Boats leave the harbour in the mornings and return in the afternoons after you have enjoyed a delicious meal, drinks and a refreshing swim. Fishing boats can take you to the sea caves or if you just want to relax, why not go to one of the many Turkish baths?

As you see, Alanya has something to offer for everyone: adventures, discoveries, relaxing – the choice is yours!

NIGHTS in Alanya are not to be missed! When the sun sets over the peninsula it means the start of a great night with lots of fun for everyone. Dining out in the old town, where local and tourists alike enjoy a good meal. The walls of the medieval Castle are illuminated and make a lovely backdrop for a walk past all the different restaurants, bars, discos and night clubs that are happy to welcome you in. Boats with colourful lights are waiting to take you on board to sail off and dine and dance the night away.

You are very welcome to come to a Turkish night and enjoy an evening of traditional music and dancing and authentic costumes of the area.

Fabulous food

By day and by night, it is always the right time to enjoy good food in Alanya. Be it an indoor or outdoor restaurant, a lavish meal or a simple, freshly caught and cooked fish, there is a huge choice of food and places to enjoy eating it.

Turkish cuisine is not to be missed and is renowned for its delectable taste and beautiful presentation. But you will also find Chinese, Italian, Russian and European food in the numerous splendid restaurants, many of them with fantastic views of the town and the harbour. Don’t hesitate to have a kebab in one of the small cafes or kebab shops.

Shopping in Alanya

Alanya is a shopper’s paradise. Whether you want to browse in boutiques or stroll around the markets or bazaars, which you will find on certain days of the week, there is an enormous choice. Jeans and shirts, dresses and tops, you name it, and there will be something to your liking somewhere. Leather goods are a great speciality, and you will almost certainly find a nice jacket or coat or else a bag to take home. Prices are keen, and you are supposed to haggle to get an even better bargain.

Jewellery shops have beautiful things to tempt you: diamonds and gold jewellery in many different designs are available at competitive prices – certainly compared to European rates and you will be pleasantly surprised at the choice of goods to be found.

Market days in Alanya are a joy for all the senses: the colour and the smells of the food stalls, the heaps of fresh and colourful fruit and vegetables, the pile of spices and herbs, the cries of the sellers – all make for a wonderful sensation, not to be missed.
